  • The building has the BREEAM “Very Good” sustainable construction certification.

Madrid, July 6, 2023

Urban Campus Ayora, Valencia Coliving is opening its doors! This Friday, July 7, the first greenfield coliving in the city of Valencia will be operational and begin welcoming new tenants. The project was developed by the Valencian firm White Investing with additional support from by Batipart, one of the leading real estate investors in Europe. Urban Campus participated in the design and conceptualization of the building interior, and is in charge of managing it.

After 18 months of construction, the building is opening with 100% of the 41 individual units reserved. The building is located at 16 Guillem de Anglesola Street and has more than 200 m2 of common space including a gym, lounge, a rooftop terrace and coworking area.

Ayora Coliving is also BREEAM “Very Good” certified. The building was conceived with the aim of being the first environmentally sustainable new-build coliving in the Valencian Community. The BREEAM certification process is rigorous and consists of several steps. After an initial assessment, a building is evaluated in specific categories to determine an overall score for sustainability. The benchmarks of the BREEAM certification focus on the reduction of water consumption and improvement of building operational efficiency.

The opening of the Ayora coliving space strengthens Urban Campus’ leadership in Spain. Urban Campus continues to grow its residential coliving model in the Spanish market, with presence in the country’s main cities. In line with their market strategy, the new building is located in one of the most sought-after neighborhoods in Valencia, where the stunning Ayora Palace stands out with its modernist design.

Casilda Mulliez, head of Real Estate and Business Development at Urban Campus, shared, “We are especially excited about this project because it is our first new-build coliving that we are launching. We have worked with the developer from the beginning in the design of the building and thus created housing perfectly suited to young professionals. We are delighted to inaugurate a coliving in Valencia, one of the largest cities in Spain with one of the best qualities of life, and in one of the most upgraded neighborhoods. We thank both Batipart and White Investing for trusting our management to develop Urban Campus Ayora”.

There is nothing quite like a delicious brunch on a fresh summer morning. Whether you prefer sweet or salty, large platters or small snacks, Valencia has something that can satisfy your cravings. The city is full of quaint brunch locations with diverse menus and vibrant atmospheres. Grab your fellow colivers and come with us to explore the best brunch spots in Valencia!

Federal Café

A stunning café with high ceilings and modern design elements, Federal Café is one of the best brunch spots in all of Valencia. They offer an array of speciality coffees, juices, smoothies, and “hot elixirs” like their unique beetroot latte. You can also order from an extensive brunch menu that includes fluffy pancakes, eggs benedict, croissants and hamburgers. If you’re feeling productive, don’t hesitate to bring your laptop along. You can use up to 1.5 hours of free, high-speed wifi in their designated work zone.

Ubik Café

Have you ever been to a book store, concert house, and brunch spot all in one? Ubik Café is located in the heart of Valencia’s Ruzafa neighborhood and offers a one-of-a-kind experience. The walls are filled with secondhand books of many languages and genres, available to peruse at your leisure. In the afternoon, Ubik Café comes to life with different events like small music concerts, comedy nights and language exchanges. Be sure to check out their schedule and share in with other colivers in Urban Campus Ayora, Valencia Coliving

Almalibre

If you are a fan of açaí, Almalibre is the place for you. Almalibre is widely regarded for their spectacular version of açaí, a popular dish made with the famous Brazilian berry. At Almalibre you can build your own açaí bowl, choosing from toppings like fruits, seeds, chocolate, peanut butter and coconut shavings. You can even buy a frozen açaí mixture to take home and make yourself. If açaí isn’t your thing, there is a 100% vegan menu with all different types of foods to choose from – colorful wraps, sandwiches, quinoa bowls, and even vegan hot dogs. The interior has bright green plants and pastel furniture, making Almalibre a lovely place to enjoy a late-morning brunch.

Café de Las Horas

Prepare to enter a time capsule to the 19th century. Café de Las Horas is an eccentric café located in Valencia’s city center, only a few steps away from the Plaza de la Virgen. The café is elaborately decorated with chandeliers, red curtains, statues and old-fashioned furniture, drawing inspiration from neo-baroque design. In their own words, Café de Las Horas is a combination of “a Parisian Cafe, English Tea Room and American Cocktail Lounge”. The menu offers juices, teas, cocktails, milkshakes, cereals, and elements of the traditional Spanish breakfast like toast with tomato and jamón.

Dulce de Leche or “DDL Boutique”

DDL Boutique has two locations in Valencia, one in the city center and the other in the Ruzafa neighborhood. Both locations stand out with bright yellow chairs and black and white striped umbrellas. DDL Boutique best known for their decorative tarts, cakes, and pastries, making it the perfect place to share a special treat with someone in our coliving community. They also offer a full brunch menu of bagels, empanadas, fruit bowls and rich coffee, more suited for your everyday brunching needs. Be sure to take a look at their decorative window and admire their ever-changing collection of sweets.

  • Urban Campus formalizes an agreement with Vitruvio to open its sixth coliving building in Madrid.
  • The new project will be located at 4 Duque de Rivas Street, very close to Madrid’s Plaza Mayor. The property will have a surface area of 3,100 square meters and will accommodate 44 apartments.

Madrid, June 14, 2023. Urban Campus continues its growth strategy in the Spanish market. The leading operator of residential coliving buildings will open a new asset in Madrid in partnership with SOCIMI Vitruvio. The new project will be located at 4 Duque de Rivas Street, very close to the central Plaza Mayor of the capital.

In its constant search for quality products and alliances with institutional investors, Urban Campus has signed a management contract with SOCIMI for a centrally located building in Madrid, which will be renovated by Vitruvio as a residential rental building with common areas for young professionals. “This alliance is great news for Vitruvio and Urban Campus. Investing in improving the quality and residential offering in the center of Madrid is consistent with our philosophy and positioning, but also much needed to revitalize an aging urban center. Vitruvio is carrying out a very profound transformation in this building, with a lot of prior urban planning work and now construction to execute it. As a result of the above and with Urban Campus’ management, we expect to create a lot of value for Vitruvio’s shareholders,” says Jorge de Vera, Vitruvio’s investment manager.

It is a historic building constructed in 1900 and located in the heart of the La Latina neighborhood, very close to Calle Mayor. It shares its location with the noble building of the Viana Palace, annexed to the Ministry of Foreign Affairs. The property, which will become a fully dedicated coliving space, will undergo a comprehensive renovation to provide 44 units. The offerings will range from individual studios to one-bedroom apartments, as well as clustered studios (shared rooms with kitchen and living room). The building’s common areas are Urban Campus’ hallmark, as their focus is on creating buildings where tenants have access to a community of like-minded individuals compared to other residential options. Therefore, the property reserves over 180 square meters for spaces such as coworking areas for tenants, a gym, a kitchen, and an events and meeting area.

The interior design of the building has been entrusted to the Urban Campus team, who will operate it once it opens at the end of 2024. With this upcoming opening, the company will have a total of 300 units in the Spanish market.

According to Casilda Mulliez, Urban Campus’ Real Estate and Business Development Manager for Iberia, “This project consolidates our presence in the Spanish market. With Duque de Rivas, we will have a presence in the main and best neighborhoods of Madrid, thus ensuring strategic growth thanks to alliances with investment groups. We will continue to seek opportunities in the capital to strengthen our presence and offer turnkey accommodation solutions to a generation that seeks comfort, community, and services.”

Madrid, June 6, 2023.

Happier, more active, and with lower stress levels. This is the conclusion of the latest impact report presented by Urban Campus on its tenants, after doubling the number of buildings it operates in a year and consequently doubling the number of colivers in its community.

The combination of convenience and social commitment has shown that 57% of Urban Campus residents lead a healthier lifestyle since living in Urban Campus, with 54% of them believing that their stress levels have decreased and 52% feeling that their mental health has improved.

Urban Campus, the leading operator of complete coliving buildings, has presented its new Coliving Impact Report at its Malasaña space in Madrid. It is a comprehensive analysis of the impact of coliving aimed at sharing knowledge and showcasing the impact of coliving on its tenants and the neighborhoods where they are located. It draws conclusions about this residential model based on a survey conducted among all its residents.

As Urban Campus has grown in size, it has perceived the impact on its operations and the satisfaction of its colivers. After stabilizing its operations, it has gained a clearer understanding of how to standardize its processes and maintain consistency as expansion continues.

The opening of new buildings has increased the proportion of private units (studios and apartments), resulting in a slight change in the target customer compared to previous reports. This past year, the target, based on 35 different nationalities, remains a single profile (73%) without children (100%), although the average age has increased to 35 years.

The study reveals that the main reason people choose to live on an Urban Campus is to have access to an international community of like-minded individuals compared to other residential options. The convenience of paying for services (Wi-Fi, electricity, and maintenance) in a single bill, as well as the flexibility of stays (from three months onwards) compared to other models, also contribute to this choice.

After moving in, Urban Campus tenants confirm that the community created in the buildings is a space to connect and develop a sense of belonging. Thus, 73% of the surveyed individuals claim to have more social interactions, and 65% feel less lonely. Similarly, 68% participate in one or two events per week. All of this translates into more than half of the tenants (60.4%) feeling at home in less than a month.

Building a thriving community

Believing in the importance of social well-being, Urban Campus has developed new strategies to empower tenants and allow them to build their best experiences. In line with this, they launched a members’ app, enabling tenants to connect and organize events with greater autonomy. To date, 92% of tenants have downloaded the app, with an average of 49 sessions per quarter per user.

Furthermore, to foster a sense of belonging and engage with the neighborhoods, Urban Campus has initiated collaborations with NGOs such as Fundación Ocean Born and formed alliances with local businesses (Al Son de Cuba, Coppelia, Prana Yoga, and Spoiler Bar).

Comfort is an absolute priority for Urban Campus tenants, regardless of the number of buildings managed. The effort lies in offering an exceptional living experience that combines comfort with a vibrant social community, where residents can participate in events and clubs that promote a healthier lifestyle.

Coliving as a long-term solution

While the professional situation of its tenants is quite similar to previous years (with 73.5% being workers, 20.8% combining studies and work, and 5.7% being students only), the recent openings have attracted new tenants that have affected the average duration of their stays. These tenants feel more comfortable and familiar with their environment, leading them to take active community roles. These roles can include initiating conversations with new residents, participating in events, and organizing activities.

On the other hand, the average length of stay used to be around 12 months, although, with the opening of new centers and consequently new contracts, the average has decreased to 11 months. As more real estate investors turn their attention to the residential market it has become increasingly important to cater to the changing demographics of modern society. This is where Urban Campus comes in. We are a leading consultant and operator in the residential real estate market, offering data-driven solutions that match the right product to the right area and investors.

Our focus is on unlocking value and meeting the changing needs of society. One example of our work is a recent collaboration with a developer in France who was revitalizing a post-industrial neighborhood. By researching the area’s demographics and analyzing the surrounding projects, we were able to identify the ideal target market. We recommended creating Build-to-Rent buildings for families and coliving spaces for young professionals and digital nomads. We then spent the last year in the design phase, providing project management and optimization to ensure the best possible outcome.

At Urban Campus, we not only design residential assets, but offer furnished and unfurnished accommodation with optimized layouts to create a comfortable living space for the tenants. Our focus on community building with the help of common spaces that include a gym, coworking area, extra shared kitchen, lounge to ensure that our residential assets are more than just a place to live; they are an opportunity for people to connect and thrive.

To guarantee the success of our projects, we pay close attention to the temporality of large developments. We arrive during the late phases of the projects, to make sure our tenants are not living around cranes and the neighborhood is ready for our BTR and coliving buildings to sell properly.

Our ultimate goal is to become the operator of the finished building. Our shared living approach has earned us recognition in the market. We have recently hired a specialist to industrialize our approach to analyzing target areas in Spain, Portugal, and France. This will help us identify opportunities for growth and continue to provide innovative solutions for our partners.

Starting up a new business always involves a lot of innovation, creativity and let’s be honest…mental strength! Our Customer Support department at Urban Campus was no exception to this rule, especially when the company began. This start-up story is an interesting one to share with plenty of learnings.

How Urban Campus Started

When we first began the business, we had a single employee for each of our coliving buildings handling everything from Sales and Community Management to Customer Support and Property Management. This person was known as the “Community Developer,’ but we soon realized that this title did not fully align with the demands of the role. When you are starting a business, this idea can make sense, the company is new, still gaining traction and you cannot hire a big team all at once. However, as we grew, it became clear that this framework was not scalable and we all know, if you are in a startup and you cannot scale, you will fail.

Restructuring the Team

We recently reorganized our team and realigned job responsibilities based on each person’s area of expertise. This new structure allowed team members to become more focused and dedicated to their respective roles, while maintaining close collaboration with other departments.

I became the first Customer Support Manager. I started from scratch to build the strategy and the processes to get to a clear goal: answer all questions and solve customer problems fast and for good with a human touch, in a scalable way.

I understood quickly that Customer Support is a transversal subject meaning it would have an impact on every member of the team. By being in direct contact with our tenants, we knew more than anyone else on how to improve the product. This created the opportunity to improve every part of the product.

Initial Challenges

Like all great start-ups, there are challenges and opportunities, which you learn only by doing and by being in the heart of it. The first challenge was very prominent, at the time there was no clear channel for our colivers to contact Support. Some tenants would reach out via WhatsApp, while others would call, email anyone from the team, or wait to speak to one of us in person. This made it difficult to keep track of all customer inquiries and ensure that everything was being addressed in a timely manner.

We took a step back and decided to centralize all customer support questions, concerns, and recommendations to one email address. This email had two clear objectives: to create a single channel for our colivers to communicate with us, and to improve our efficiency in responding to their inquiries.

After considering different customer support communication options, we found that email was the best choice. Unlike chat-based formats, email is asynchronous, which means that clients do not have the expectation of an immediate response like they normally would a chat. Additionally, we found that our tenants were willing to take the time to explain their problems in more detail via email, which allowed us to understand their issues better and in turn provide faster and more accurate solutions.

Obviously, when it comes to the case of emergency situations, we know that an email is not enough. We set up one phone number for emergencies, which during work hours goes directly to our maintenance team. When outside of working hours or on weekends, it goes to a company specialized in space management emergencies. It is clear and to the point – perfect for these kinds of situations.

Incorporating Technology

Once we had established the foundation for the department, we began to incorporate technology to further improve our processes. Specifically, we decided to implement Hubspot as our Customer Support tool, after seeing its effectiveness with our Sales team as a CRM.

Integrating Hubspot brought about significant changes. One very notable is the availability of metrics. Previously, we lacked the ability to track request frequency per coliving building, resolution times, or customer satisfaction. With Hubspot, we finally had a clear picture of our performance and could use these insights to identify areas for improvement. This allowed us to enhance our product offering and apply these improvements to our future colivings without having to learn from mistakes first.

For us, using technology doesn’t mean reducing the human touch. We found the right balance, so our team is still close and available. For that, good communication is the key…

Communication

In addition to the changes we have made to our customer support department, we recognize that effective communication is crucial. We strive to be proactive in communicating with our tenants, providing transparency throughout the issue resolution process. This approach has been well-received by our colivers, who appreciate being kept informed.

We provide ample information to our colivers via email, including regular updates on repairs, cleaning, and maintenance checks. We also utilize signage in our spaces and offer the Urban Campus Guide to ensure our colivers have access to the information they need.

We actively seek out opportunities to improve communication, based on feedback from our colivers. For example, when several people in Mellado Coliving asked how to use the BBQ on the terrace, we created an article on the Urban Campus Guide and placed stickers with a QR code on the BBQ for easy access. Another example is that on the third day of a tenant’s stay, we send an automatic email explaining how to recycle in the city they live in.

The Importance of Feedback

Feedback is essential to our company, as it helps us to improve our product and anticipate problems. We actively collect feedback from our colivers at various points throughout their stay, including just after booking, 25 days after move-in, 5 months after move-in, and after move-out. We also conduct random phone surveys to gauge satisfaction and identify areas for improvement.

When we receive feedback, we raise it with the relevant teams within the company, ensuring that we act on the input of our colivers. By doing so, we show our colivers that we are listening to their needs and are committed to providing the best possible experience.

We Continue

There is always a possibility to establish new processes and better the ways in which we are doing things and the truth is, we are already working on it. For example, in September 2022 the Urban Campus app was launched, designed to connect colivers to more community events, clubs and have a place for themselves. Our team has been working on also integrating a direct link for support, making the app a one-stop shop for our tenants.

As you can see, these last years we have improved a lot and many changes have been made. Our customers are happy and that’s the best part of it! Another rewarding part is, we already see the good application of these processes, and as we grow in other cities and countries throughout the world, we are able to apply them correctly, no matter how many team members join us or how many colivings we open at once. We are ready to scale!
