We are proud to announce that Urban Campus Ayora Valencia has been certified as a new BREEAM construction. This marks our second coliving to receive BREEAM certification during the design phase, with Urban Campus Mellado Madrid Coliving obtaining the first BREEAM in-use certification.

What is BREEAM and why is it important?

BREEAM, which stands for Building Research Establishment Environmental Assessment Method, is a certification program that assesses the sustainability of buildings.
The BREEAM certification process evaluates a building’s performance in several categories: 

management, health and well-being, energy, transport, water, materials, waste, ecological land use, pollution, and innovation. The assessment is based on a set of criteria and standards that are regularly updated to reflect changes in best practices and technological advancements.

The BREEAM certification process is rigorous and involves several steps. First, a building is assessed against the BREEAM criteria and receives a score in each category. The scores are then used to determine the overall BREEAM rating of the building, which ranges from “Pass” to “Outstanding”. Buildings that receive a BREEAM rating of “Good” or above are considered sustainable and environmentally friendly.

There are several benefits to obtaining BREEAM certification. For one, it can help building owners and managers reduce their environmental impact resulting in saving money on operating costs. By improving energy efficiency, reducing water consumption, and using sustainable materials, buildings can become more efficient and cost-effective to operate.

Ayora Valencia Coliving Behind the BREEAM Certification 

Ayora Coliving has always been in mind to be the first sustainable coliving in the Valencian community, but receiving the official certification has made it a reality for our capital managers White Investing, our investors Batipart Immobilier Europe, and our team at Urban Campus as operators. 

Throughout the design phase, we prioritized building sustainability in all aspects of the project. Our collaborative effort involved several teams working together from construction to implementation to ensure that the building met our sustainability goals.

Prior to accepting new tenants into Ayora Coliving, we will be installing comprehensive technology as a method of measuring and monitoring the environmental performance of the building once operational. This is to ensure there is no overconsumption, and emissions are reduced with the help of power meters. 

We take pride in knowing that everything was thought through from the beginning of construction to ensure that Ayora Coliving met BREEAM standards. This certification not only validates our efforts but also encourages us to continue building environmentally-friendly spaces for the benefit of our occupants and the community.

Urban Campus Valencia Coliving

Madrid, 16th February 2022 – Urban Campus, a national leader in the management of coliving buildings, launches its first greenfield project in Spain in collaboration with both Batipart (investor) and WHITE Investing RE (developer). With this opening, Urban Campus expands geographically outside Madrid and strategically enters the greenfield buildings sector. This new coliving will be located in Valencia, in the up and coming neighbourhood of Ayora, where construction has already started. It will house 41 studios and more than 200 m2 of communal areas.

Urban Campus, together with the investor and the developer, are in charge of the project conceptualisation phase, as well as the interior design. Once open, Urban Campus will be in charge of operating the building under a management contract.

This opening strengthens Urban Campus’ leadership position in Spain, seeking to promote this residential coliving model in Spain’s main cities. To achieve this objective, it is actively seeking opportunities for land and/or residential assets to enter into agreements with developers (as it has done with WHITE Investing RE) and investors for the development and/or refurbishment of buildings. Urban Campus is currently interested in developing residential buildings ranging from 2,000 m2 to 8,000 m2 in cities such as Madrid, Barcelona, Valencia, Malaga, Alicante, Seville, Murcia, Palma de Mallorca, Bilbao, etc.

After its launch in 2016 in Paris and its arrival in Spain in 2017, following a positive reception of its first three projects in the capital, Urban Campus kicks off its expansion in Spain and continues its growth in Europe. After this opening, it will continue its expansion, with the aim of opening 30 buildings in the next 5 years.

Urban Campus Ayora, Valencia Coliving

The new Urban Campus project in the city of Valencia is a coliving residential development that will have 41 fully furnished and equipped individual studios, and more than 200 m2 of common areas: gym, coworking, cinema room, shared kitchen with dining and lounge area, laundry area and, on the rooftop, a barbeque, showers and a chill-out zone. In short, a property that offers all the amenities for professionals looking to enjoy private areas, but also have access to an international community as well as networking opportunities in the same building. 

Urban Campus offers an all-inclusive lease starting from three months, with online bookings and an app developed internally which offers access to weekly events and connectivity between all members of the community, as well as the possibility to hire additional services. This innovative residential model that Urban Campus puts on the market is aimed at professionals between 25 and 45 years of age who are looking for the convenience of a rental with all services included. A more complete alternative to traditional leasing.

Furthermore, in its objective of promoting sustainable projects, the Urban Campus Ayora project will try to obtain the best environmental qualification.

During the third quarter of 2023, the first building’s tenants will be welcomed.

This is what the first ‘coliving’ project looks like in Spain

Renting a room or studio with cleaning and maintenance included and access to common areas, gym, movie theaters, cafeteria or workspaces: ‘coliving’ takes off in Spain.

Coliving, a model that allows like-minded people to coexist within the same community, offering F&B, WIFI, cleaning or maintenance services, takes off in Spain and does so thanks to operators such as Urban Campus, DoveVivo, Habyt, Homiii, Starcity, The Student Hotel, and Inedit.

In between student residences, hotels, and rental apartments, coliving offers the possibility of renting a room, in most cases with a private bathroom and kitchen, but also the usage of the building’s common spaces.  These common spaces are shared with other tenants with similar lifestyles and include work areas, a gym, a library, terraces, or even a laundry room. This formula was born in Silicon Valley, United States, and has already spread to several European cities such as London, Paris, Amsterdam, Manchester, Dublin, or Berlin. In Spain, it is still a very incipient phenomenon. According to JLL estimations, Madrid and Barcelona add up to more than 1,200 operational beds under the coliving model. Although focused on these large cities, operators are looking to other Spanish locations to expand their portfolios such as Seville, Valencia, San Sebastián, or Malaga. “We are already seeing a growing investment appetite for this type of asset in the market, which is inspired by elements of the hotel, multi-family sector or as a link between the student residence and the habitual family home, but with a more professional approach ”, Explains Juan Manuel Pardo, director of Coliving at JLL Spain.

Coliving in Spain Expansión

One of the most active operators in our country has been the French company Urban Campus. The group, founded by John van Oost and Maxime Armand, has five coliving and coworking spaces in Madrid and plans to open 30 residential spaces in the next five years, in the main European cities, ten of them in Spain. Specifically, they want to have more than 2,500 residential units in Spain by 2023.

The Italian group DoveVivo, for its part, landed in Spain last year after the purchase of Oh My Place! and now manages a coliving space on Calle San Lorenzo in Madrid with 44 rooms, although its objective is to continue growing in Spain.

Habyt, founded in Berlin in 2017, has spaces in Madrid and Barcelona, ​​while The Student Hotel, with 16 centers in Europe, has two hotels in Barcelona for students and professionals in the education sector and plans to open in Madrid in autumn 2021 and in San Sebastián in 2022, in addition to the third center in Barcelona also next year. Homiii, the commercial brand of the Excem “Socimi”, buy flats in the best areas of the cities, renovate them and equip them with WiFi and Netflix in Madrid, while Inèdit has managed several centers in Barcelona for a decade.

Starcity, with presence in San Francisco, Los Angeles, and Silicon Valley, which arrived in Spain through Barcelona Homes in 2020 and other operators such as Sun and Co in Jávea, The Hug, in Fuerteventura or Nine Coliving in Tenerife.

JLL foresees an expansion of the offer of beds in the upcoming years throughout the country of Spain and state that more and more international operators see an opportunity in the Spanish market due to its potential for travel.

Opportunities

“The current situation of coliving in Spain is marked by a regulatory complexity that makes it difficult for public administrations to qualify land use appropriately,” explains Pardo. In this sense, the lack of clear regulations in Spain makes it difficult to start new projects and clashes with the specific coliving regulations that the US has or the progress in the regulatory environment of cities such as London or Amsterdam. Coliving has adapted to the Covid, like other sectors, with the development of wellness programs, stricter cleaning protocols, and social distancing. According to JLL, in the current situation, coliving offers an opportunity for new revenue streams for the hotel sector, heavily penalized by Covid, given the similarity between the services and operations that both businesses have.

Urban Campus is one of the most important ‘coliving’ operators in Spain. The company manages two spaces in Malasaña and Mellado, in the center of Madrid, with a total of 120 beds. They include studios or apartments with an en-suite bathroom, which can be rented from one month on, and access to ‘coworking’ spaces, a gym, terraces with barbecues, relaxation areas, and movie theaters.
