Urban Campus Boosts its growth in Spain with this new residence which means the company will now manage 3 buildings for the Socimi ELIX Vintage Residencial.

This new project will be located in Áncora street in Madrid and will open officially in September 2022.

The first full building coliving operator, Urban Campus, boosts its national expansion with the opening of its fourth coliving in Madrid: Urban Campus Atocha

This is the third asset that the company operates with Socimi ELIX Vintage Residencial. After a positive experience with the two previous projects (Malasaña Madrid Coliving and Mellado Madrid Coliving).

Both companies share a transformative vision of the residential market, which is adapting to new living models, where social connections are promoted and where new work and leisure habits have evolved the way in which projects are developed to adapt to new residential needs. Additionally, Urban Campus is one of the only operators that manage its buildings under strict ESG criteria, with an efficient operation thanks to its transparent data registration system for both investor and tenant, increasing the efficiency of its assets, thanks to efficient management, marketing & sales efforts.

For Maxime Armand, COO and co-founder of Urban Campus, “With this new opening we are strengthening our commitment to Spain. Furthermore, our track record in residential assets management, adapting them to the concept of coliving, is an added value for companies such as ELIX Vintage Residencial, with whom we have great synergies”.

Urban Campus Atocha will have a total surface area of over 2,800 m2, the largest coliving that the company has operated so far, with other larger buildings planned in the short term. It will have 57 studios and the largest communal areas ever designed for a coliving. It will be located at Calle Áncora 20, in the dynamic neighbourhood of Delicias, very close to Atocha station.

The project will complete its refurbishment works in the last quarter of the current year and its residential options will be: 22 studios for two tenants with shared living room and kitchen and 35 individual studios with their own living room and kitchen.

Green Tea or Coffee? – That never-ending question in which everyone has something to say. We all have different needs when it comes to caffeine. Some of us need it early in the morning, to help us wake up. Others might need it around midday, right after lunch, to ward off the downer that comes after eating. And then there’s those who drink it in the evening to power through the last hours of work and come home energized, ready for chores… or more work

It’s important to admit that caffeine plays a big role in our lives. Without it, many of us wouldn’t function in our jobs or studies the way that we do. It gives us energy, makes us more productive, and even puts us in a better mood.

Coffee, for example, has a higher caffeine amount. This means both that it gives you more energy and that the comedown is worse. Green tea, however, also contains L-theanine, which produces a more sustained effect with virtually no crash. So which is best for your lifestyle?

It’s time to take a more in-depth look. When it comes to caffeine, which caffeine-containing beverage is better—coffee or green tea? We’ll look at two different times of the day to help us reach a conclusion.

In the morning

You need to wake up, fast. A good or bad morning sets the tone for the rest of the day; you can’t risk it.

Without a doubt, coffee is better in the morning. It provides a jolt of energy, all at once, and because you haven’t yet had caffeine at all and are still drowsy, you won’t really feel any of those pesky side effects.

In other words, there will be almost no comedown at all and even if you drink a big cup, you won’t get the shakes or any other annoying side effects. Plus, a big dose of caffeine gets the intestines moving, if you know what I mean.

Green tea doesn’t pack as much voltage as coffee, so if you’re the sort of person that has a really hard time waking up in the morning and coming out of that daze, it’s not for you. If you are a morning person, green tea is a better choice: it provides a more sustained type of focus and leaves room for more caffeine later in the day without the risk of side effects.

Green Tea vs. Coffee Misión Café

At noon

It’s lunchtime and you’re going to town on a big sandwich. For most people, lunch is the most carb and sugar-loaded meal of the day, not to mention the biggest. Even with healthier meals, many people experience a lull at noon—it’s more common than you’d think.

This will cause a blood sugar spike. Your levels go really high, really fast—and they eventually fall. This makes that sleepy, drowsy, and tired feeling unbearable at times. You know the feeling.

That’s why noon is one of the most common times to drink caffeine. First of all, do not drink caffeine with your meal.

You need to time the post-lunch sleepiness with the onset of caffeine. If you drink coffee with lunch, you’re about an hour early. Instead, have it half an hour after eating. But what’s best, coffee or green tea?

The answer can vary depending on how sleepy you normally get after lunch, or even day to day depending on what you eat. But it can definitely be said that you’ll struggle to focus and will lack energy during the latter half of your workday.

Coffee can seem at first like an ally, but remember this isn’t like in the morning. In the morning, your head is clearer, your spirit still intact. The afternoon is another story altogether. What you need is one to two cups of green tea for sustained focus.

One to be had after your meal, the next one whenever you feel its effects beginning to wane. Of course, caffeine is not something you need, but more of an aid to help you beat tiredness and sleepiness. You don’t have to have it every day, but it certainly helps keep our energy levels up throughout the day. Plus, it’s healthy for you! (If you take the right amount.)

Furthermore, drinking coffee in the afternoon can result in insomnia. Caffeine has a half-life of about 8 hours, meaning that it might make it difficult to fall asleep even after a hard day’s work.

Instead, aim for a balanced focus, it might not be as intense as the one that results from higher doses of caffeine, but it’ll last longer, prevent an uncomfortable comedown and avoid the risk of having a bad night of sleep.

The sole fact that green tea in the afternoon is better for sleep is huge, it means that you won’t need extra caffeine the next morning, and it fosters a healthier caffeine tolerance.

So… which one’s better?

There’s no definite winner because, well, things aren’t always that simple. There are clear benefits to both coffee and green tea, and each one can be more suited to different people, and different times of the day, no matter where you have it, at home or at the office.

If you have trouble with focusing at work and have tried both of these, you might want to look into matcha. It’s a type of green tea that’s much more concentrated, with a higher caffeine content, it’s got the best of both worlds.

Urban Campus Valencia Coliving

Madrid, 16th February 2022 – Urban Campus, a national leader in the management of coliving buildings, launches its first greenfield project in Spain in collaboration with both Batipart (investor) and WHITE Investing RE (developer). With this opening, Urban Campus expands geographically outside Madrid and strategically enters the greenfield buildings sector. This new coliving will be located in Valencia, in the up and coming neighbourhood of Ayora, where construction has already started. It will house 41 studios and more than 200 m2 of communal areas.

Urban Campus, together with the investor and the developer, are in charge of the project conceptualisation phase, as well as the interior design. Once open, Urban Campus will be in charge of operating the building under a management contract.

This opening strengthens Urban Campus’ leadership position in Spain, seeking to promote this residential coliving model in Spain’s main cities. To achieve this objective, it is actively seeking opportunities for land and/or residential assets to enter into agreements with developers (as it has done with WHITE Investing RE) and investors for the development and/or refurbishment of buildings. Urban Campus is currently interested in developing residential buildings ranging from 2,000 m2 to 8,000 m2 in cities such as Madrid, Barcelona, Valencia, Malaga, Alicante, Seville, Murcia, Palma de Mallorca, Bilbao, etc.

After its launch in 2016 in Paris and its arrival in Spain in 2017, following a positive reception of its first three projects in the capital, Urban Campus kicks off its expansion in Spain and continues its growth in Europe. After this opening, it will continue its expansion, with the aim of opening 30 buildings in the next 5 years.

Casilda Mulliez, Expansion Director at Urban Campus in Spain and Portugal is quoted: “The commitment towards geographical diversification and the development of our model in a new building is the next logical step in Urban Campus’ expansion. Thanks to our knowledge of operationally active coliving buildings, Urban Campus has proven to be capable of advising from day one on the design of the buildings and the optimisation of the spaces.”

At Batipart, Martin Fauchille, Director of Acquisitions Spain and Portugal, “We are delighted to carry out this first transaction in Valencia, hand in hand with Urban Campus. Through our alliance we want to promote this residential coliving model in Spain’s main cities.”

“For WHITE Investing RE this is a special project, as it is the first licensed coliving project to be launched in Spain, additionally in collaboration with an investor such as Batipart, and a leading coliving operator in the market such as Urban Campus, which consolidates us as a reference point as an asset provider at an institutional level”, Jose Solero CEO WHITE Investing RE.

Urban Campus Ayora, Valencia Coliving

The new Urban Campus project in the city of Valencia is a coliving residential development that will have 41 fully furnished and equipped individual studios, and more than 200 m2 of common areas: gym, coworking, cinema room, shared kitchen with dining and lounge area, laundry area and, on the rooftop, a barbeque, showers and a chill-out zone. In short, a property that offers all the amenities for professionals looking to enjoy private areas, but also have access to an international community as well as networking opportunities in the same building.

Urban Campus offers an all-inclusive lease starting from three months, with online bookings and an app developed internally which offers access to weekly events and connectivity between all members of the community, as well as the possibility to hire additional services. This innovative residential model that Urban Campus puts on the market is aimed at professionals between 25 and 45 years of age who are looking for the convenience of a rental with all services included. A more complete alternative to traditional leasing.

Furthermore, in its objective of promoting sustainable projects, the Urban Campus Ayora project will try to obtain the best environmental qualification.

During the third quarter of 2023, the first building’s tenants will be welcomed.

Q’Crack – A podcast to learn from the best!

Alberto Cortés moved to Urban Campus Mellado Madrid Coliving and hit the ground running. Within just the first few weeks of his stay, he had organized a padel tournament, mapped out an awards ceremony and planned the first Q’crack interview to take place in the coliving space… the first of many.

Q’Crack, created by Alberto Cortes and Leonardo Armas, is an entrepreneurially driven podcast that interviews individuals who have excelled in their industry on a personal or professional level. They highlight trade secrets, discuss everything from failures to success, and get exclusive one-on-ones.

The dynamic duo knows how to attract talent, since they’ve launched they’ve featured CEO’s, top-performing athletes, tech founders and more.

Their last interview, organized in one of the Mellado Coliving’s common areas featured none other than Carlos Arevalo Moreno, Director of one of the most reputable Spanish bakeries, Pastelería Mallorca. Residents joined in as Carlos divulged the ups and downs of running a family business, his core responsibilities, and what it’s like to manage one of the most beloved and well-known bakeries in the Spanish capital, which by the way, turned 90 last year… Chapeau!

How to Celebrate American Thanksgiving in Madrid

Having not lived in Texas for about ten years now, I’ve learned to do without a lot of things. But while my eyes still get misty at the thought of Sweet-Tarts, real Dr. Pepper, live rock n’ roll, and mowing the lawn shirtless with a cooler full of cheap beer that’s as watery as the ice is cold, one thing I’ve become an expert at is celebrating the holidays as if I was right back home. Generally, the wife and I prefer to cook everything ourselves and invite some good friends over for a feast that ends with me shushing her as she tries to offer leftovers to our guests (believe you me, risking my endless access to the absolute GOAT of all leftovers-based sandwiches has got that woman living on thin ice). But don’t worry; this Thanksgiving we’ve got you covered whether you’re a cook or a kook.

Urban Campus Coliving Dinner

If you already enjoy spending time in the kitchen, your main problem with putting together a Thanksgiving dinner in Madrid is probably finding the right ingredients, especially if you’re still unfamiliar with the more foreigner-friendly grocery stores near your new home. While some ingredients are a bit trickier to get ahold of than others, the following list–along with a little legwork and planning ahead (don’t sleep on ordering that turkey!) should help you locate enough must-have ingredients to make most of your favorites in the comfort of your own home:

    • For your turkey, hit up your local pollería. You’ll need to order in advance, though if you’re seeing this too late you might get lucky checking out El Corte Inglés. If not, don’t fret; there’s a good chance you can buy yourself a turkey in pieces (less romantic, sure, but still the best way to ensure cooking a juicy bird, as any turkey aficionado knows), or enjoy a dinner out at one of the restaurants below. Getting the right pan can be a real hassle, so do yourself a favor and head to the Asian grocery for one of those huge use-it-once-and-toss-it foil roasting pans.

  • It can be tricky to find the right spices and veggies, but nowadays most large grocery stores should have you covered. Pumpkin pie spices can be especially tough to locate, however, so shop early and check out the fresh outdoor markets if you’re having trouble.

  • Finally, I highly recommend sites like My American Market and Taste of America for everything from marshmallows to hard-to-find spices. They can be a little expensive, so I wouldn’t start my search there, but when you’ve been everywhere else they can be a real lifesaver.

Grocery Shopping for Thanksgiving

For those of you who’ve called the fire department more often than you’ve successfully boiled an egg, don’t worry! We’ve thought about you too. Every November, some of Madrid’s best restaurants show off their skills by serving up Thanksgiving meals for every budget that never fail to please. Be sure to make reservations (and wear loose trousers!):

La Gringa, Bodegas Rivas & Carmencita Bar

35€ gets you a three-course meal featuring everything you’d expect from a traditional Thanksgiving dinner at all three of these fantastic restaurants, including turkey with gravy and stuffing, sweet potatoes with toasted marshmallows (don’t knock it ‘til you’ve finished off an entire casserole dish of it), mashed potatoes, cranberry sauce, and much more. They even add bacon so you might finish your brussels sprouts for once, plus a free drink to cleanse your palate if you don’t.

Bodega Rivas Thanksgiving

Trikki

For just 26€, Trikki Cuisine delivers three courses of Thanksgiving excellence. Turkey and gravy, green bean casserole (a personal favorite, in that it gets something green on your plate without resorting to the dreaded sprouts), New Orleans-style dirty rice (try it once and you won’t want to have another Thanksgiving without it!), mashed potatoes, bread, soup, pumpkin pie and a beer, wine, or soft drink of your choice.

Trikki

Oliver Nicols

Here’s one for the budget-conscious: Don’t miss Oliver Nicols’ generous two-course Thanksgiving spread for a downright double take-inducing price. Just 12€ gets you a full dinner of roast turkey, mashed potatoes, gravy, green bean casserole, cranberry sauce, and a delicious slice of pumpkin pie. Wow.

Thanksgiving Dinner in Madrid

Others I just made myself too hungry to mention:

Whether you cook or have others do the cooking for you, we hope you and yours have the opportunity to spend this Thanksgiving enjoying a delicious meal in the warmth of those you love. And don’t forget, giving is the best way to give thanks, so please consider donating to a charity like Manos de Ayuda Social or Food Bank of Madrid to help them provide hot meals to local families in need this holiday season.

¡Thank you and Happy Thanksgiving!
